Grova By Hassan Allam Holding

Grova East Hills is the Egyptian flagship of Grova, the residential development arm of Hassan Allam Holding. Spread across 300 feddans (1.28 million m²) of naturally elevated terrain in New Cairo, the site is defined by the ridges, valleys, and sheltered corridors of the Eastern Desert. Rather than flattening that landscape, the community was planned to follow it, giving East Hills a character that flat desert plots simply can’t offer: open views, fresh air, and a more comfortable microclimate.

The Location

East Hills sits in one of New Cairo’s best-connected corridors, about 5 minutes from the American University in Cairo (AUC), 8 minutes from Sokhna Road, 15 minutes from 6th Settlement, 25 minutes from Mostakbal City, and around 30 minutes from both the New Administrative Capital and Cairo International Airport. Residents have easy access to the Ring Road, Mohamed Naguib Axis, Gamal Abdel Nasser Axis, and the Cairo–New Capital Road.

An International Design Team

The masterplan and architecture are by UK-based IO Design, with landscape design by SRLA, also from the UK. Roads follow the natural contour lines, homes are placed where the terrain naturally welcomes them, and open spaces sit where the landscape opens up on its own. The result is seven neighborhoods connected by landscaped corridors, water features, and a central greenway.

The Village

At the heart of the community is The Village, a mixed-use destination built around a natural wadi that descends through the site in a series of terraces, plazas, and bridge crossings. It brings together retail, cafés and restaurants, offices, and social spaces in one walkable setting.

Sports & Wellbeing

The Grova Sports Complex offers tennis courts, football pitches, basketball courts, multi-use courts, swimming pools, and a running track. The Grova Wellbeing Club adds a spa and wellness facilities, a fitness center, yoga and meditation spaces, and relaxation lounges.

Outdoor Living

Across all seven neighborhoods, residents enjoy community parks and gardens, children’s play areas, walkways and cycling paths, and water features woven through green corridors.

The Homes

East Hills offers standalone villas, twin houses, and townhouses starting from 263 m², across seven residential typologies. Homes come with a private pool, private garden, maid’s room, driver’s room, and a show kitchen with a back-of-house kitchen where applicable. Layouts are designed for natural light, cross-ventilation, and views over the surrounding greenery.

Developer payment plans start from a 5% down payment with installments over 8 years.

Grova is the residential development arm of Hassan Allam Holding, a group with a 90-year legacy in construction and real estate and a presence across multiple countries.
