Allam El Roum

Alam Al Roum is one of the most ambitious coastal developments in Egypt’s history: a fully integrated tourism and residential destination spread across 4,902 acres, with 7.2 km of open Mediterranean shoreline. Developed by Qatari Diar in partnership with the Egyptian government, it’s designed to become a world-class destination combining luxury living, hospitality, leisure, and business on the northwestern coast.

The Location

Alam Al Roum sits at Km 270 on the International Coastal Road (Alexandria–Marsa Matrouh), about 12 km east of Marsa Matrouh. It’s roughly 50 km from Ras El Hekma and 440 km from Cairo, with Marsa Matrouh International Airport just minutes away, making it easy to reach for both domestic and international visitors.

A World-Class Masterplan

The masterplan was designed by Skidmore, Owings & Merrill (SOM), one of the world’s leading architecture firms, with landscape design by SWA. Only 15% of the land is built. The plan is shaped around water: 850,000 m² of swimmable lagoons, a network of canals linking the grand boulevard to the marina, and a continuous landscape spine running through the city. A smart mobility network prioritizes walking, jogging, and cycling paths.

Marinas & The Lighthouse

Rising above the waterfront is The Lighthouse, the destination’s signature landmark. Alam Al Roum features three marinas: an international marina designed to welcome vessels of all sizes, with dining, shopping, and lifestyle venues; a harbour marina with 50 berths; and private docking at the Royal Quarters.

Culture, Leisure & Hospitality

The Cultural Pier is planned to host international festivals, cultural programs, and seasonal events. Ultra-luxury resorts and boutique hotels bring world-class hospitality, while mixed-use town centers and a commercial boulevard offer fashion houses, art galleries, café terraces, and open-air dining. For sport and leisure, there’s an 18-hole championship golf course, a polo and equestrian club, and dedicated sports facilities.

Business & Events

Alam Al Roum is also designed as a year-round destination, with an events center, an international expo center, and a free zone and business district.

The Neighborhoods

The first phases include Sealine Estates and Sandside Lagoons. Sealine Estates is a community of private single-family homes in a contemporary coastal style, terraced so that each home rises above the one in front of it, giving every residence uninterrupted views of the beach and coastline.
