Palm Hills New Cairo

Palm Hills New Cairo is one of Palm Hills Developments’ flagship East Cairo communities, spread across 500 acres in the 5th Settlement. Designed as a fully self-sufficient gated community, it brings together homes, parks, education, sports, healthcare, retail, and hospitality, so families can enjoy everything they need without leaving the gates.

The Location

The community sits in the heart of New Cairo, one of East Cairo’s most established residential areas. It’s easily reached via the Ring Road, Middle Ring Road, North and South 90th Street, and Gamal Abdel Nasser Road, connecting residents to the rest of New Cairo, the New Administrative Capital, and Cairo International Airport.

The Ridge

At the heart of the masterplan is The Ridge, a central park designed for calm and renewal in the middle of the city. Quiet seating areas sit alongside running, cycling, and walking paths, and The Ridge Trail links every neighborhood to the community’s social club.

Designed for Everyday Living

Between the backyards of the villas, twin houses, and townhouses runs The Paseo, a quiet network of walking trails and leisure gardens leading to open spaces, the social club, a community center, and retail. The apartment district is planned around a series of interconnected courtyards, with fewer roads, underground parking, and tree-shaded spaces between buildings for privacy. At its center, The Courtyard offers a contemporary garden and plaza that serves as the neighborhood’s social hub.

Cleo Water Residences

Cleo Water Residences is one of the community’s premium phases, with 82% of its land dedicated to greenery and natural landscapes. Its 7,500 m² of lagoons act as scenic dividers between 32 carefully spaced buildings, and an outdoor gym lets residents train surrounded by green views.

Facilities

The Palm Hills Sports Club spans 28 acres, with top-grade sports facilities, competitive teams, and dining. Palmet New Cairo Mall, designed by Chapman Taylor, brings together retail, dining, and entertainment. The Quarry combines water bodies and greenery with relaxing leisure activities. Residents also have a medical center, a spa, a five-star hotel, and a wide variety of restaurants and cafés within the community.

Education

King’s School New Cairo, part of the Inspired Education Group, sits inside the community, offering a British curriculum built on academics, sports, and creative performing arts.

The Homes

Palm Hills New Cairo offers studios, apartments, duplexes, penthouses, family houses, standalone villas, twin houses, and townhouses, along with retail spaces and administrative offices, in a wide range of sizes, designs, and prices.
